Home Renovation or Knockdown Rebuild: How to Choose

With a combined 70 years’ experience in the field, we have talked to a lot of homeowners about home renovations. Because the housing market is so volatile in Perth, a lot of people have decided they would rather turn their current homes into their dream homes instead of going through the hassle of trying to simultaneously sell their old home, buy a new home and move.

Choose Between Home Renovations or Knockdown Rebuild

There are some various choices for home renovations. If you want to expand your home, we can build a home extension or a second storey addition. Often, we build the extra space, then renovate the old space to provide an entirely “new” home. However, some homes are too old or have other problems that make it more economical to knock down the old home and build a new one. This is called a “knockdown rebuild.”

Compare the Costs

If your home renovation needs a lot of expensive structural work and alteration, it may be less expensive to do a knockdown rebuild. We can provide an estimate for a renovation and then tell you how much it would cost to provide the same features with a knockdown rebuild. Once you have the numbers, the decision is easy.

What Kind of Home Do You Have

If you have an old “character home” with a lot of high-quality period features, you want to do as much as you can to keep it. On the other hand, if your home was built with less than premium materials, you may want to get rid of it and start over.

Location, Location, Location

If your home is in a location where land is expensive and in high demand, it will be well worth your money to do a knockdown rebuild because the land will continue to appreciate while you can actually depreciate your building. You are at much less risk of overcapitalisation if your home is on a highly desirable piece of land.
