Conventional “wisdom,” shared by many, says that it costs more for a second storey addition than it does for a home extension for your Perth home. But is that always the case? The answer may surprise you.
The cost of a second storey addition is contingent upon a lot of factors, as is the cost of a home extension. The main extra cost for a home extension is the foundation. Depending upon the topography and other factors, a foundation can cost a lot of money or it can be relatively inexpensive.
For a second storey addition, you will have to replace the roof with supports that will hold your second storey. In addition, you have to make sure that the foundation of the original home can bear the extra weight of the addition. You will also have to build a stairway on the first floor to get to the second floor.
Another major variable is materials. A second storey addition can cost you anywhere between $1,650 per sqm and $3,000 per sqm and even these numbers can’t be trusted 100% because everyone’s home and needs are different. Expensive materials will raise the cost of any home extension.
If the costs are relatively equal, you can choose based upon other needs. If you don’t have much available space on the ground, it makes sense to build up. If you have plenty of ground space but have trouble getting up and down stairs, a home extension makes sense.
