Questions to Consider when Expanding or Renovating

If you are considering a home renovation or home extension, especially in the Perth real estate market, there are some questions you should ask yourself first.

Should I Renovate, Expand or Rebuild?

There is a basic “rule of thumb” that architects use. If the cost of renovating or expanding are more than a third of what it would cost to rebuild, you should seriously consider rebuilding. If your existing home is structurally sound, this usually won’t be the case, but structural deterioration can mean that you need to rebuild.

Home Extension or Second Storey Addition?

Both are popular options in Perth right now, as people don’t want to go through the hassle of buying, selling and moving into another home. It can cost from 15-30% more to build another storey than it does to extend. However, if you don’t have any room on your property for an extension or it may take away options such as a swimming pool, you will probably want to build upward instead of outward.

The reason a second storey costs more is because of all the extra structural work that has to be done. The current roof is turned into a weight-bearing floor and a new roof is built. Also, a stairway has to be built. There are plenty of benefits to a second storey addition, though. One of the best is the view it can provide if you live in a scenic area.

What Kind of Renovation is Best?

If you are renovating, what do you actually need to renovate? What is your purpose? Are you trying to increase your home’s value for sale or do you plan on living in it for ten years or more? Often, just renovating the kitchen and bathroom while making superficial changes such as new cladding, paint and skylights can significantly raise the value and aesthetic of your home.
